The Queensland State Government has introduced new legislation which will affect the Selling of Homes, Units or Townhouses. The Sustainability Declaration is a compulsory checklist that must be completed by the seller (vendor) when selling. It will be required as part of the sales process from 1st January 2010.
Other than the completing of the form itself, there are several factors which must be complied with during the selling process. For example, a copy of the completed report must be displayed at any Open House to allow potential Buyers access to such information. When advertising the property, in certain circumstances reference must be made as to where a copy of the Declaration can be obtained.
It will be intersting to see what affect this legislation has. I can see quite a few home owners struggling with the forms and can imagine there will be new services popping up offering to complete these forms for a fee. It will also take some Agents a while to get up to speed on the requirements and how and where they apply. In all my time I cannot think of one person who has asked me if a home had energy efficent lights or what the annual power bill was. I vaguely remember one potential buyer asking if there was insulation in the roof. Feel free to post a comment or thought.
